Eugene Coleman Community House seeks a self-starting, advanced skilled Maintenance Technician with extensive mechanical, electrical and HVAC experience and skills. This person shall perform preventive maintenance and corrective repairs on buildings, equipment and grounds. Will be required to utilize multiple trade skills such as carpentry, plumbing, electrical, painting, HVAC and other skills needed to solve maintenance problems. We required a positive attitude, a person who pays great attention to detail, who can anticipate company/building needs and is reliable in all aspects of their character and job performance.

Responsibilities

  • Schedules and responds to work orders, including following up with residents and management as needed.
  • Insures preventative maintenance scheduling and performance is up to date.
  • Cosmetic and routine maintenance throughout the community.
  • Unit turnovers and preparations for new move-ins conducted and meets deadlines.
  • Conducts Move in and Move out inspections.
  • Conducts quarterly inspections together with PM.
  • Performs plumbing, electrical, mechanical, carpentry and masonry repairs and troubleshooting as needed.
  • Coordinates, schedules and oversees vendor work, as necessary with Property Manager.
  • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.
     

Qualifications

 

  • Candidate must be able to function in an on-call capacity and have reliable transportation.
  • Basic mathematical and computer skills with fluency in English. Bilingual a plus.
  • Very good use of time management skills.
  • Knowledge in REAC and other regulatory inspections is a plus. 
  • Minimum of 5 years' experience of mulit-family or commercial maintenance experience or equivalent industry training. Relevant Certification is encouraged.
  • Ability to read and interpret documents such as safety rules, operating and maintenance, instructions and procedure manuals.  Ability to write routine reports and correspondence.  Ability to communicate effectively to management, vendors/suppliers, residents, guests and employees.
  • Ability to effectively utilize current technology, including work order software, computer programs and equipment.
  • General construction knowledge, including the ability to read property boundary surveys and as-built drawings.
