    COMPANY SUMMARY:

    This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.

    PROPERTY SUMMARY:

    Opportunity Center is an 88 unit apartment complex for previously homeless individuals and families, located near downtown Palo Alto. 

     

    SUMMARY OF THE POSITION:

    This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.

    Responsibilities

    • Insures preventative maintenance scheduling and performance is up to date.
    • Cosmetic and routine maintenance throughout the community.
    • Conducts Move in and Move out inspections.
    • Conducts quarterly inspections together with PM.
    • Coordinates, schedules and oversees vendor work, as necessary with Property Manager.
    • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.
    • Knowledge of MSDS and maintaining the MSDS Binder on a quarterly basis.
    • Performs janitorial duties as needed or directed by Property Manager.
    • Maintains neat, clean and organized shop and storage areas.
    • Performs timely apartment turnovers as directed by Property Manager.
    • Performs miscellaneous maintenance related tasks as directed by Property Manager.
    • Performs plumbing, electrical and carpentry work as needed or directed by Property Manager.

    Qualifications

     

    • High school diploma or GED certificate.
    • Basic mathematical and computer skills with fluency in English.
    • Knowledge of OSHA regulations pertaining to worker’s protection, precautions, occupational hazards. and safety procedures for housing.
    • Knowledge in REAC and other regulatory inspections is a plus.
    • Knowledge or principles, practices, tools and materials used in one or more building trades such as: carpentry, plumbing, electrical, HVAC systems, security systems, irrigation and landscaping.
    • Ability to perform maintenance and repairs in trades listed above and in other trades.
    • Candidate must be able to function in an on-call capacity and have reliable transportation.
    • Very good use of time management skills.
