Overview

GENERAL SUMMARY

Under the direction of the Property Manager this position is responsible for processing and recording rental payments by the residents of the Villages at Treasure Island. AR Specialist will monitor payments according to lease terms and interact with property staff and residents in the payment process.  The AR Specialist will resolve payment discrepancies including non-payment issues under the guidance of the Property Manager.

Responsibilities

PRIMARY JOB FUNCTIONS

  • Process and Manage Rental Payments
  • Promptly post all rental payments received in Boston Post, Yardi or RealPage for assigned units (usually within 3 business days of receipt).
  • Run delinquency reports and review the results with PM within one week of posting.
  • Research delinquent tenant payment issues. Interact with tenants regarding payments. 
  • Coordinate with legal representative regarding non-payment issues. Provide accurate supporting information regarding non-payment issues to be used in legal documentation. 
  • Prepare and issue monthly balance due notices.
  • Interact with Corporate Accounting regarding, rental payment issues, write-offs and moveouts.
  • Process monthly rent increase notices.
  • Prepare final move-out statements.
  • Provide monthly Excel reports to management.
  • Tenant Relocations
  • Prepare and process notices regarding relocations of residents into newly constructed housing on Treasure Island
  • Work with Island stake-holders regarding ongoing construction and future resident relocations.
  • San Francisco Housing Authority
  • Post and process monthly rental payments from SFHA.
  • Interact with SFHA regarding payment issues, rental increases and moveouts. 
  • Coordinate and assist with annual inspections. 
  • Accounting Records
  • Maintain accounting files as designated by JSCo system.

OTHER JOB FUNCTIONS

  • Answer phone calls.
  • Create work orders

Qualifications

MINIMUM QUALIFICATIONS

Demonstrated experience/training/certification that provides the necessary skills to complete all tasks described in the job description, with or without a reasonable accommodation.

KNOWLEDGE

Policies and Regulations — Knowledge of company policies and procedures that pertain to accounting practices.

Math Skills — Ability to use mathematics to solve problems.

SKILLS

Technical Skills - Knowledge of basic accounting mechanics. Ability to use calculator, and 10-key adding machine.  Must possess proficient organizational skills.

Written Comprehension and Expression — Ability to read, understand, and communicate information and ideas in writing so others will understand.

Oral Comprehension and Expression — Ability to listen to, understand, and speak so others can understand ideas and information presented verbally.

EXPERIENCE

  • Proven ability to work independently and contribute to the team’s success.
  • Proven ability to work with high level of detail in a variety of systems.
  • Demonstrated ability to adapt and function in a diverse environment.
  • Demonstrated knowledge on Microsoft Office programs such as WORD, EXCEL, and OUTLOOK are essential.

WORKING CONDITIONS/ PHYSICAL REQUIREMENTS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 

  • This position deals with outside personnel such as site staff and vendors on a regular basis with contact in various forms such as phone and email.   
  • The location of the position is consistently maintained at the regional office.
  • It is necessary to be able to sit and use a computer for many hours daily. It is necessary to adapt to a changing environment.
  • It is necessary to be able to lift 20 lbs and to bend or kneel to file in drawers.

Pay Range: $30.00/Hr.-$33.00/Hr.
